<p class="Body-copy">MONCURE — Chatham County’s largest megasite is “re-branding” its image and purpose to attract a host of new businesses, which promise to introduce as many as 20,000 new jobs in coming years.</p>
<p class="Body-copy">Moncure’s 2,150-acre Triangle Innovation Point (TIP) — formerly known as the Moncure megasite — has been in development for more than a decade. For most of that time, its owners hoped to attract a single major industrial company to inhabit the space.</p>
<p class="Body-copy">“The idea with the Moncure megasite was to primarily develop the property and work with Chatham County to help land a major auto manufacturer,” said Jason Kaplan, the managing member of Moncure Holdings LLC, which oversees TIP’s development. “&#8230; The word of the day was auto manufacturing because of all the additional jobs that one manufacturer would create.”</p>

<p>While the “Carolina Core” is made up of a broad swath of land, people and facilities across central North Carolina, its proprietors see it as a strategy, a strategy designed to bring employers to the middle of the state.</p>
<p>“It’s strategic in its own right,” says Stan Kelly, president and CEO of Piedmont Triad Partnership and lead voice for the Carolina Core. “On the other hand, it’s a logical, how do you put Central North Carolina together in a way that increases our likelihood of winning and thriving in the future.”</p>
<p>Birthed out of the Greensboro-based Piedmont Triad Partnership, economic development organization, the Carolina Core is about five months old as a branding strategy of acres of land stretching from Surry County near the Virginia state line all the way down to Fayetteville, along the U.S. Highway 421 corridor. It incorporates four major megasites — including the <a href="https://www.chathamedc.org/real-estate/chatham-siler-city-advanced-manufacturing-site/">Chatham Advanced Manufacturing Megasite</a> in Siler City and the <a href="https://www.chathamedc.org/real-estate/moncure-megasite/">Moncure Megasite</a> — several four-year and community colleges and multiple airports and military bases. Its tag line — “Your Next Big Move” — is symbolic of Kelly’s goals for the area: recruiting a “transformational project.”</p>

										<content:encoded><![CDATA[<p><strong>SANFORD, NC – October 24, 2018 –</strong> At its regularly scheduled meeting on October 16, the Sanford City Council awarded approximately $12 million in construction contracts to extend the City of Sanford’s wastewater collection system to the <a href="https://www.chathamedc.org/doing-business-here/property-search/moncure-megasite/">Moncure Megasite</a>.</p>
<p>Located near the intersection of Old U.S. 1 and U.S. 1, the 2,500-acre North Carolina Certified Site is a cooperative endeavor between the City of Sanford and Chatham County. It is expected to serve as an economic development catalyst that will benefit Chatham, Harnett, Lee, and Wake counties, the central Carolina region, and the state as a whole.</p>
<p>“Working together with the City of Sanford to fully develop the Moncure Megasite builds on both of our strengths,” says Diana Hales, chair of the Chatham County Board of Commissioners. Connecting the site to the Big Buffalo Wastewater Treatment is a fundamental component of making it competitive across the state and nation, she says.</p>
<p>The megasite has also benefited from a $4 million Golden LEAF Foundation grant awarded to the City of Sanford to support sewer infrastructure. The grant was part of the foundation’s Major Site Development Initiative, which aims to make North Carolina megasites more competitive by investing in the infrastructure necessary to appeal to original equipment manufacturers (OEMs).</p>
<p>“With this investment in sewer, the Moncure Megasite will be the most ready and quickest to the market of all sites in the Southeastern United States and the <a href="http://www.piedmonttriadnc.com/carolina-core/" target="_blank" rel="noopener noreferrer">Carolina Core</a>,” asserts Sanford Mayor Chet Mann. “Speed to market is crucial for companies in the 21st century global economy. Having a site that can meet their production timetable without risk to their schedule is essential to landing an OEM,” he says.</p>
<p>The megasite is “the largest potential employment property in the state,” notes James Crawford, former chair of the Chatham County Board of Commissioners. While increased employment will benefit surrounding counties, it also accomplishes Governor Cooper’s and the NC General Assembly’s mutual goals of job creation and tax base expansion.</p>
<p>“An OEM locating at the Moncure Megasite would be a game changer for our community,” Mann points out. “We believe this megasite will bring hundreds if not thousands of jobs. It will provide endless opportunities for growth and advancement to our entire region,” he says.</p>
<p>Leveraging our assets for a greater return long term is something we set out to do as part of our Open for Business Agenda in Sanford, Mann says. “This forward-looking vision of Chatham County and Sanford will deliver a project that will benefit our communities for decades to come.”</p>
<p>Construction is set to begin this year. The megasite is anticipated to be online and ready for major manufacturers looking to build a state-of-the-art production facility by the end of 2019.</p>

<p><span>The Carolina Core is an area stretching from Winston-Salem to Fayetteville that includes four megasites, </span>including the Greensboro-Randolph Megasite and the <a href="https://www.chathamedc.org/doing-business-here/property-search/chatham-siler-city-advanced-manufacturing-site/">Chatham Advanced Manufacturing Megasite</a>.<span> The core also includes 30 universities and colleges, airports, railroads and industrial and commercial parks.</span></p>

										<content:encoded><![CDATA[<p><strong>PITTSBORO, NC – July 13, 2018</strong> – Chatham Economic Development Corporation is pleased to announce the Moncure Megasite has achieved certification from North Carolina’s Certified Sites program.</p>
<p>The certification program has a rigorous review process, which includes evaluating detailed information about utilities, environmental conditions, development costs and infrastructure access. Certification reduces risks to ensure the site is ready for immediate development.</p>
<p>“In our experience, companies want to move quickly in developing after choosing a site,” said Kyle Touchstone, president of Chatham Economic Development Corporation. “Having the certification indicates to businesses in the site selection process that the Moncure Megasite has been reviewed and can meet development timelines that are critical to making their location choice.”</p>
<p>The Moncure Megasite, located in southeast Chatham County near U.S. 1 and Old U.S. 1, is a 2,500-acre site with dual rail access and utilities in place or under construction. In 2016, Golden LEAF Foundation awarded the City of Sanford a $4 million grant to extend wastewater to the site in a joint effort with Chatham County.&nbsp;The site is supported through a regional collaboration between Chatham, Lee and Harnett counties and was rezoned in June to heavy industrial by the Chatham County Board of Commissioners.</p>
<p>“This is a great site with a strong workforce and market for consumers and suppliers, along with easy access to Raleigh and the Research Triangle,” Touchstone said. “Any business that locates here will find immediate success.”</p>
